What's Included? Everything in Basic, Plus:

6 Hour Visits Each Quarter. Priority scheduling

  • PREVENTATIVE MAINTENANCE INSPECTION

    We will provide a maintenance summary report after each visit.

  • DOORS, WINDOWS & HARDWARE

    Adjust sagging doors. Tighten or replace loose hinges. Fix sticking or misaligned doors. Replace worn weather stripping.

  • PLUMBING (MINOR REPAIRS)

    Replace worn toilet hardware. Replace supply lines (when accessible). Seal small plumbing penetrations. Replace fixtures (owner provided)

  • ELECTRICAL (LIGHT MAINTENANCE)

    Fix flickering light fixtures. Replace worn light sockets. Balancing and tightening ceiling fans. Replace light fixtures (owner provided)

  • DRYWALL, TRIM & FINISH WORK

    Patch small drywall holes or cracks (6" hole or smaller). Repair nail pops. Repair minor corner damage. Caulk Touch-up. Paint Touch-up.

  • KITCHEN & BATH

    Re-caulk tubs, showers & sinks. Re-grout small areas. Replacing worn drain stoppers. Appliance inspections with minor repairs (owner provided parts)

  • HVAC & AIRFLOW

    Secure loose vents & returns. Seal minor duct air leaks. Outdoor unit soft wash. Dryer vent cleaning.

  • EXTERIOR & WEATHER PROTECTION

    Reattach loose downspouts & gutters. Replace cracked exterior caulk. Inspect and tighten loose railings.

  • SAFETY & GENERAL MAINTENANCE

    Inspect & tighten stair components. Replace expired extinguishers (owner provided). Replace wireless security camera batteries.
